Flood Park…without the water

Flood Park, also known as Lorelei Manor or Suburban Park, is a small neighborhood bordered on the North by the 101, and the South by Bay Road. Like Fair Oaks — across Marsh Road — Flood Park has many smaller homes. Because Flood Park is part of the Menlo Park Elementary School district, however, prices in Flood Park are usually 20% or more higher.

A key selling point of Flood Park is its strong neighborhood association, which publishes a monthly newsletter to unite its residents. Halloween, garage sale day, and Easter Egg hunts are some of the traditional yearly events celebrated by its friendly residents. It’s a very kid-friendly neighborhood – in fact, this morning I was driving through with some clients and we had to slow down for a kick-ball game taking place right in the street!

The neighborhood’s eponymous park – Flood County Park – remains a large oasis of green with several areas to picnic, barbecue, and watch the children play. The neighborhood and the park were named after James Flood, a large local landholder of the 1880’s, and not after any natural local propensity to flooding.

Most of the homes in Flood Park are ranch style 3-bedrooms, though man have been remodeled and enlarged to 4 bedrooms with 2 bathrooms. Lining most streets are mature Oak, Bay, and Magnolia trees.

Though noise walls were built on the north side of Flood Park to mitigate the sound of traffic from nearby Highway 101, highway noise continues to be a factor affecting real estate prices in this area.
