Google or Zillow will win for one simple reason.

Transparency.

I can see, for example, in Silicon Valley, that homes are being sold at around 300,000 often, and these are homes, not condos.

Doing a search on Zillow in the 94086 zip code, placing the maximum price at $300,000 and clicking search reveals a lot of shenanigans from real estate agents. Go ahead, find out how many homes have been recently sold for that bargain price, which the public was never allowed to participate in.

It was one thing when prices were zooming up, and a herd mentality developed to chasing higher prices for a shoe box, but those days are over and now I get to see that sales are being made to special people, of which the public is not allowed on, thanks to Zillow.

I won't find that information on Alan Pinel, will I and I can't trust them with several hundred thousand dollar purchase. I know real estate agents are deceptive, and there's too much risk to trust them.

[...] There has been a tremendous quantity of commentary written about Zillow over the past week, with many great posts. Speculation abounds on how Zillow might or might not affect the traditional MLS model. I’ll tell you why I think Zillow is likely to trump Realtor.com and open doors for discounters.
Hello Kevin! Zillo is really stering up quit a buzz through the real estate blog industry. I had yet to read the projected growth of Zillo, until I popped up on your blog. I think your predictions seem ligitimate with Zilo's inventory reaching the 1 million mark in the near future. However, they are in thier beta phase and with this came high frustration levels for me. I tried to add a few of my listings and after wasting about 30 minutes (trying to add pictures and such), came out with nothing. I also analyzed a few sold properties with the Zestimator and found that tool to be off the mark a bit. Just thought I'd add my 2 cents!
